If you follow these rules you’ll end up with good tenants. You’ll get some talented tenth blacks who will pay their rent but they’ll probably invite their bottom 90% friends over a lot to show off dey sick ass crib

The best way is to interview potential tennants in person. If they are non-white and/or have a messy vehicle then avoid at all costs.

Checking the interior state of their vehicle is probably the best indicator you could ever have of how they will treat your property.
